Information Assembly / Feasibility Study : Our initial meeting will serve as a consultation and will help us to determine the goal(s) of the project and the anticipated scope of work. Part of the consultation meeting includes verification of the existing conditions in (and immediately surrounding) the design area. This time will also be used to review local zoning requirements to verify any potential limitations to proposed design ideas.

Schematic Design : This is the first phase of the formal design process where, together, we will develop a main idea (concept) on which the design can be focused. Based on this agreed concept, preliminary design drawings may be presented for discussion and further refinement (development).

Design Development : In this phase, the approved preliminary design is refined and expanded into a comprehensive set of design drawings. This set of drawings typically includes a floor plan, ceiling plan, and elevations. Depending on the scope of work, we will incorporate a roof plan and site plan as well. During this phase, we also initiate coordination with any consultants or contractors that you may already have as part of your project team.

Construction Documents : Based on your approval of the Design Development documents, we will turn these into a comprehensive set of Construction Documents which will provide a detailed description of the tasks, deliverables, and standards that a contractor must follow when executing your construction project. A well-documented scope of work will help avoid misunderstandings, disputes, and delays during the construction process.

Plan Check / Permit : We can provide assistance with getting your project through plan check with the local Building & Safety Department. Every local municipality is different, but we can take the time to navigate the plan check & permit process on your behalf. We can also work with your contractor to aid them in expediting the permit process.

Bidding Administration : Along with the scope of work and schedule, the budget is one of the major factors in shaping the outcome of any construction project. By this stage, we have a well-documented scope of work with which we can invite potential contractors to review and submit bid proposals. During this stage, we would also negotiate the schedule and payment terms for the project.

Construction Administration : Also known as “the fun part”, this is the phase at which the most disruption to your day-to-day activities may take place. We will serve as a liaison between you and the contractor to facilitate a relatively smooth construction process. Our participation will help to ensure that the project is completed on time, within budget, and according to the design intent.
